Seven Steps to Buying a House
The program we use in working with people buying real estate is designed to make it easy to identify, negotiate and purchase it at the right price.
Step #1: Exchanging Information
Tell us why you are interested in buying Florida Keys real estate. What are your goals and do you have a budget? Are you ready to buy now or exploring for a future purchase? Do you want financing or will this be cash? What are your expectations of us and how do you prefer us working with you? This is the time to ask us questions. We want to be your exclusive real estate Buyer’s Agent for your Florida Keys purchase.
Step #2: Searching for Homes to Buy
Based on your criteria, we begin a search. We will present only those homes that we believe fit the profile you have given us and can be purchased within the budget.
Step #3: Looking at Real Estate
You decide what real estate you want to preview. Florida Keys home buying can be very confusing during the previewing stage. We organize your choices in a professional notebook and give you page updates as needed.
Step #4: Determining a Purchase Offer
When you select a home you want to purchase, we present you with a Comparable Market Analysis that shows recent similar home sales. We research the history of the home to include what it previously sold for and try to discover the Seller’s motivation. We look at how the local market has fluctuated, and as your Single Agency Buyer’s Agent we prepare a Buyer’s Preliminary Cost of Purchase Estimate to help you determine the initial purchase offer.
Step #5: Negotiating a Deal
We write up the Purchase Contract to your specifications and present it to the Seller or Seller’s Agent. As a single agent we recommend strategies to you in negotiating the offer and suggest what should be done in case we encounter a multiple offer scenario.
Step #6: Coordinating the Closing
Once an agreement has been reached with the Seller, we work with your designated settlement company, home inspection representative, attorney, lender, insurance company as well as the Seller’s representative to facilitate the transaction through a successful closing.
Step #7: Keeping in Touch
We want to maintain a positive relationship with all of our customers.We would like some time to debrief with you. Did we perform to your expectations? What could we have done better? Will you call us again for your future real estate needs and refer us to your friends, family and associates? How would you like us to keep in touch?
